Re: [DIY] Photos of water/electrical pathway

Jan:  You are only about 300 miles east of me and this is one of those projects I would have loved to have been involved in during my working years.  I'm way too old and crippled up now, but I do see a few questions that you have raised, however your proximity to Grizzly's show room is still tempting.

You mentioned that you wanted to put in an upstairs bath but the contractor said you would have to rip up the concrete floor.  This I do not completely understand.  It looks to me like you have sufficient space between the floor joists of the second floor to run a sewer line that could then transition down next to the inside of an inner wall where it could then exit below ground level.  I would recommend that if not already being used you insist on using PEX for all of your water lines as this can freeze without bursting and is much easier to route and run, basically little or no skill needed.  You can do a lot of this work yourself with just a little guidance.

If you will provide me with floor plans for upper and lower levels, I will have time this winter to edit and add to them.  Make sure all of your electrical needs have been addressed before proceeding with any blowing of insulation or finishing of walls.  You can use Google Sketch-up which is free to draw your floor plans.  This is a 3D program but you can easily make 2D drawings with only stub walls.  Making these drawing will also help in visualizing what you want and also in determining any obstacles that you might not have seen before.  I can also work directly from your sketch-up files which you can send via off group e-mail.

I should add, the upstairs living area is well insulated, and the current plumbing is in an interior enclosed area, up against the insulation, but we are having each one of these access area insulated for extra protection.  The downstairs will have the blown in insulation.

Re: [DIY] Photos of water/electrical pathway

Morning Dale, we live east of Springfield MO, home of Grizzly.com :) So yes it freezes.  All the plumbing is in the area I call attic space (you could call it under the eaves) and nothing is heated.  Everything will have to be insulated, and soon.  I don't think there was ever anyone here during the winter.  The house is heated by ventless gas logs with a blower that work extremely well - we've also added a duraflame heater.  We plan to put heat in downstairs which will help.  I'd planned to have all this done by the time we had to worry about it, didn't anticipate everyone being so backed up.  I'd really like to get all this work done so it could all be insulated at once, rather than having to work around it.  We plan to have insulation blown in when we get all this done.

Stairway - on the right is the pathway for water and electrical from one side of the foyer to the other. It's simply a room on one side where all the water/electrical etc connections come into the house.  There is a V shape area that houses the pipes and electrical to the kitchen.  They run on the back side of the kitchen wall.  Electrical has been run through that pathway, over the staircase and down into the access area on the other side.  Why can't you bring the water pipes to my half bath the same way - either over the staircase or dip down a couple of feet and run them under the staircase and floor then come up at the closet.  At this point, there is water only at the front end of the house, all on the south side, and I don't see any other way to bring it further. Hoping a plumber can see a better solution.

Thanks for any information you can provide.  I have a handyman coming in the morning to look at it but I don't know if this would require any special skill or not.

It has been that way for quite a while.  If this came through it is still that way.

[DIY] Re: 2nd question re plumbing

Find a plumber, you don't need to waste money on stuff that later needs to be ripped out.

Re: [DIY] Barn Home Interior

I would like to see the L you mentioned built as well.  In addition, even continue around to create a U kitchen so as to separate the "kitchen wall" from the living space. If there is not enough space, maybe just a 1/2 wall with a bar counter top.  You could have stools at it and use it as an eating space.  P.S., I love the bold purple color.

Re: [DIY] Barn Home Interior

Thanks Joyce, when I first saw it I fell in love with it and after that, nothing I saw held any interest.  Even with all the work we need to do to make it our full-time home, I'm not sorry we bought it.
