We replaced our electric water heater with a gas on-demand. We hired a
plumber to do the gas lines (which you already have) and to reroute the
pipes because we moved it from upstairs to under the house (we have a 10
foot tall "crawlspace;" we park the cars there, too). Even with all that,
it wasn't much of a big deal. Our heater doesn't hook up to electric at
all, the gas is ignited by a 12-volt battery. We've replaced the battery
once in 3 or 4 years.
