RE: [DIY] FHA appraisal

 

It depends on the inspector, we bought an FHA inspected home, and right after we moved in we had to replace the heat pump, not even sure if it worked when the inspector was there, then a week later the 35 yr. old main breaker decided to fry on a Saturday night, found out that that brand of load center had been a problem for years but it was not noted,  he made the PO’s regrade and trim some siding, and since he could not find the attic crawl space entrance, he just did not bother with it, he also would only appraise 4 acres with the house, we have to split the land and get a personal; loan to cover that. So dealing with the FHA is definitely squirrely.

They are VERY NIT PICKY!  But the FHA appraiser will or should  let you know what will not pass FHA approval and FHA should give you time to "fix" those things that doesn't  pass  their inspection so you can meet their requirements.  Keep in contact with the appraiser  and FHA to find out if there are things you need to do in order to get an FHA Loan.  Some things will be minor problems that you can take care of as long as the foundation, the roof, the height of the crawl space is good. besides that.....They will look for any moisture problems, cracked or broken window glass....they will look to see about your water supply (no problem here.... unless you have a well that supplies your water) and will check out your septic tank if you have one .. and .the list goes on........they leave no rock unturned in my own experience.

I bought a house some years ago that was only 5 years old........the seller had a FHA buyer before me......but the deal fell though because the house did not pass the FHA inspection, image that...a house only 5 years old!.  I bought it with owner financeing as the seller was pretty bumbed out after the FHA finaceing didn't go though.

hi,

We are having our house appraised to use the equity in our house to pay off other debt. Does anyone have tips for what an FHA appraiser will be looking out for, and how to get through it? I have heard they can be pretty picky. he said he has to be able to look in every corner and test everything to make sure it works, and there can be no pealing paint.

So if you can give me a better idea of exactly what they will look for, so I can make sure the house is prepared, I would much appreciate it.
