Well, I spoke to my banker, and he said they are picky, but in the past 5 years, he has only had 1 house need more than $400.00 worth of repairs to be approved, and that one had a basement wall caving in.
There is a lot of older homes in our area, I guess that is what happens when you live in the middle of no where Nebraska. he said they are actually more picky about newer homes, because they shouldn't need as many repairs.
the good news is that knob and tube wiring is acceptable if it is in good condition. The bad news is I did find something that will fail my house, but I will have it fixed this weekend. On the addition, that is about 25 years old, there is a broken floor joist. It was built with 2 x 10 16 on center and with a span of about 14 foot. My plan is to glue and bolt at least 2 6 foot long pieces over the bad area, one on each side. Unfortunately I can't get full length pieces in there, maybe I could go 8 foot though.
I will be spending most of the weekend doing little stuff to hopefully increase my chances of passing.
