Hi Dale, I tried to post a new album this morning but couldn't get them to show up. I'll try again later. The place was built in '94, extremely high quality building, actually overbuilt for a barn. The layout is different from the original plans so we don't know why some things were done, but the husband pretty much made the decisions and I think some changes were made as they went along. The living quarters upstairs are just under 1000' with another 200' downstairs, which the appraiser called the foyer - it's actually a private entrance to the living area and has an outside door to a private courtyard. The barn portion is another 2500+' with some stalls to the back but big workshop, tack room etc at the front end. The major flaw, for me, is the only bathroom is downstairs off the foyer. I'm sure because this was just a weekend place and most of the time they were outside or in the barn. It's a very large, very nice, bathroom, huge shower etc…..just downstairs. The living quarters is 18'x60' upstairs, living room/dining/kitchen at the front, dining room in the middle and bedroom at the back end. There is water to the kitchen, disposal etc - which runs along the wall on the other side. The closet I want to get water to is at the far end of the dining room, it's 2"'wide about 6' long. The stairway is located between the kitchen and dining room - which means water lines past that point have to go over the roof of the stairway, as the wiring is, or under the stairs then back up at the closet.
This isn't a barn in the usual sense of the word, it was built to be a weekend/vacation home where they could keep their horses, so very nice — just not finished up for full time living. It's a Tobacco Style barn so the side roof lines are lower, you'll see it in the pictures, which presents a problem. The stairway gets headroom by coming into the room several feet, otherwise, you would need to build shed dormers to gain headspace. Which I'm not opposed to, just don't want to spend thousands doing something till we know exactly what we want and the best way to achieve it. i.e., the lift….plenty of room downstairs but space to enter the upper level and step out presents a problem. I'll try and get some photos up again. I know what I want to do initially - and don't mind paying a plumber if I could get one — but it's driving me crazy trying to coordinate workman. Each thing depends on something else being done first - but they all have to be coordinated — if that makes sense.

That is a loaded question for sure, and everything depends on what you have for plumbing and how old it might be. Do you mean a point of use hot water heater or a tank-less? I would not even consider a kitchen in an upstairs area without at least a 1/2 bath and then you might as well put in a shower and have something that is usable.
