Well, since you asked.   In my not so humble opinion Your first mistake is probably in considering buying a used mobile home, unless you are getting it for a real good price.  Most banks will not loan on used mobile homes of any kind because of their rapid depreciation in value.  Moisture is always a problem with manufactured homes as the under belly is usually covered with either a heavy cardboard or  light plastic sheeting.  This traps moisture from the living area and makes a wonderful home for rodents of every variety.  There are mobile homes in our area that have been lived in for years and are still in very good condition, but the problem is that they are still old mobile homes and their value is negligible.  One of our daughters was looking at a modular home on 15 acres just a few months ago and all the banks would loan was the land value, just because it was a manufactured home, which converts to cheap construction, cheap plumbing and short life expectancy.

I am considering to buy a mobile home. The issue is that the present owner built a mud room in 2010, but there was no ventilation under the mudroom extension.

Acording to the seller it isn't an issue, adding ventilation is not difficult, but could there be damage? It looks ok, but I can't rip of the siding.

Who can help, I am afraid a Home inspection will not help. The rest of the home is in immaculate condition.

Our climate has hot summers and cold winters, with low humidity.
