A mud room is a structural component of the home. Much more important than a porch. Are building permits required in your area to add a room addition to a manufactured home?
If the seller says it is not an issue, I get suspicious. After checking the legality of his mud room, have him install the ventilation and get your home inspector to have a second look. (You can make it a condition of the sales agreement, with a back out clause if there are problems found.) Any time you have temperature fluctuations you get condensation. Condensation could become rot, and mold.

I am considering to buy a mobile home. The issue is that the present owner built a mud room in 2010, but there was no ventilation under the mudroom extension.
Acording to the seller it isn't an issue, adding ventilation is not difficult, but could there be damage? It looks ok, but I can't rip of the siding.
Who can help, I am afraid a Home inspection will not help. The rest of the home is in immaculate condition.
Our climate has hot summers and cold winters, with low humidity.
