re: Plan-A refinish, have you talked w/ a pro in regard to embracing the age/ damage/ wear/ tear, and leaving a lot of it for character? Again, house over 100. You just need a sealed, dust free, water resistant, attractive finish. Some areas (might) even paint/ clear coat with a carpet-like stencil/ pattern? My $0.02..
