  Depends on the STAIN!!!
  AMAWAY has a GREAT cleaner.
  Google them & yer town for a local rep.
  Clorox? Home Depot et al have one that's a semi-gel for contractors. 
  It's a bit stronger at 7-8%  than your home stuff which is 4.75 - 5.25 %.
  Mebe apply with a paint roller?
  Oil stains? Bleach won't touch.
  Mildew? Yes.
