When money permits we hope to put a shed dormer along one side at the Master Bedroom to give enough head room to install a second bath and closet space. The lower roof line is about about halfway up the wall in our house. If you extended our flooring out into the barn, you currently can go out 36" and the same vertically before you hit the down slope of the rafters. We are actually accessing this area in the hallway to put in enclosed built-in cabinets for kitchen storage that will pull out into the hallway.
We need this in our living room - the south wall is blocked so that leaves the north side with two windows that have space for a dormer, which could be the full 48" window opening. It would be 4' on either side of the fireplace. Can't see it in my head right now - plus is it more expensive to build two complete dormers? I've wondered why we can't do something similar — I'd like the windows 2' lower, which is about 18" below the roof line. If they could cut that area out, rebuild the roof line in that area lower, install larger windows and close up either side of the lower roof. Would be similar to a basement window well, except would extend the full 12' of the roof - a U shape cut out in the lower roof & the slant should be enough for rain to run off. We could disguise it in the lower barn area - but I've no idea of the work/expense, of cutting into the rafters and rebuilding them.
There is currently an access door to the barn area in the kitchen. The former owners added a roof to one room downstairs, built a railing around it and it is accessed through the door in the kitchen. They used it for storing a variety of items, and had a ladder they used to get up there from the barn. This would be perfect, but the floor of this area is 36" lower than our floor, so the door is only 39" tall. To gain enough head space you have to cut back into the kitchen 3' and add steps. This is exactly how the entry is, the door is actually set 3' inside the room, at the top of the stairs. This problem I see is that cutting back into the floor at this point would entail closing access to the hallway and cutting a new access from the dining room. You'd have to go through the dining room to get to the hallway to the bedroom - or to the new kitchen storage area. It would also cut off airflow & heat to the bedroom - since the only access would be through two doors. This is a big problem for me, since it's a called the dining room only because that's where we have the formal dining room furniture. It's also where I have the piano, a work area for my art on one wall, an area for my sewing machine plus the little half bath we just put in. The doors would have to be open all the time, which defeats the purpose of being able to close it off and/or keep animals out. At the point we have a finished room downstairs, our formal dining furniture will be moved down there but that's well into next year.
