Not sure of your exact topology but I have found
that extract of peppermint oil works wonders for a
non-toxic solution to mice abatement...make a strong
solution to spray into that scarey space??
Also I would fog it with Raid home fogger before entering
if your airflow permits that without toxicating (new word!)
the house proper.
