[DIY] Dry rot under siding

Went to look at a "potential" project today :)  Older home, 1972 - beautiful property and very attractive home, but will take a lot of TLC.  Custom built - the couple lived there the entire time and while the inside is very dated it appears to be well maintained as long as the wife was alive.  Major expense would be a new roof but a lot of smaller things we could do ourselves. Majority of exterior is stone with some vinyl siding and wood trim.  On the back (west) side of the house, there is major dry rot on the window sills and around the door edges.

Question #1 - The siding below these windows isn't in the best of shape and I'm wondering how to tell if the dry rot extends down behind the siding without tearing it off?  We used a product from The Rot Doctor to take care of a few minor areas here and it worked great but this is too extensive for that type of repair.

Question #2 - The entry floor and upper hallway is possibly marble, the realtor called it tile but it's not a ceramic tile.  It's either marble or some type of imitation. Irregular pieces maybe an inch thick with wide, black grout.  A large stain in the entry, maybe a plant sat there and some yellowing in other areas.  How do I tell if it is marble or a synthetic?  The fireplace surround is the same material and appears to be scorched across the top from the wood fires. I'd definitely want to be able to clean this.

A niece is handling the sale and has no information about the house, it's been vacant a couple of months, maybe more.  An inspection might answer my questions but I don't want to pay for one at this point. The asking price is way too high with the amount of work that needs to be done, but the house has real potential.
